Professional Ceiling Services

Patching Holes

We repair holes from accidents, removed downlights, or air conditioning vents. Our flushing and sanding leave a finish so smooth it looks brand new.

Repair Sagging Ceilings

All ceilings, especially old plasterglass held by straps, begin to sag over time. We re-strap sagging plasterglass to the joists using fibreglass rovings - the strongest method available.

Water Damage

In a lot of cases, we will cut out and replace your water damaged section of your ceiling and replace it leaving it looking nice and clean.

Ceiling Replacement

If your ceiling is too damaged or beyond repair, we will replace it. We handle the messy insulation work and clean up thoroughly afterwards.

Drywall (Wall Lining)

A very common renovation where we use plasterboard to cover up old brick walls leaving them with a modern look and a nice clean finish with minimal mess.

Small Renovations

Bathroom or kitchen renovations to small extensions. Installation of new ceilings, cornices or Gyprock walls. We cover the lot.

Decorative Cornices

Expert installation of ornate plasterglass cornices and ceiling roses. We can match heritage profiles for seamless restoration.

Hi, I'm Paul King, owner of Kings Ceilings & Renovations.

I started my career when I was just 15 years old. I was taught "old school"—mastering the art of plasterglass ceilings and intricate art deco cornices before modern plasterboard even became the standard.

Today, I have over 40 years of experience leading a team of professional tradesmen. I am extremely capable in all aspects of home renovations, but I specialize in Ceiling Repairs and Wall Repairs.

I take a lot of pride in my work. I strive to complete every job better than any project builder. I use more screws, more glue, and stronger strapping methods than anyone else in the industry to ensure your ceiling never sags again.

Why is my ceiling sagging?
In Perth homes (1970-2000), sagging is often caused by the failure of the adhesive or strapping (fibreglass rovings) holding the plasterglass to the jarrah joists. It is a structural failure requiring re-strapping.
Is a sagging ceiling dangerous?
Yes. It can collapse without warning, especially during storms or door slams. Immediate propping and repair is recommended.
Can I fix a sagging ceiling myself?
We strongly advise against it. Simply propping it up and adding screws often fails because the old insulation and dust between the joist and the sheet prevent a new bond. Professional re-strapping is required.

Costs & Insurance

How much does ceiling repair cost?
Minor patches generally range from $200-$350. Re-strapping a standard sagging bedroom ceiling typically costs between $400 and $1,200. We provide fixed-price quotes.
Will insurance cover it?
Insurance covers 'defined events' (storm, burst pipes) but often declines 'lack of maintenance' (age-related sagging). We can assess the cause for you.

Old Homes & Mould

My house is pre-1990. Is there asbestos?
It is possible, particularly in eaves and wet areas. We are trained to identify suspect materials and advise on safe removal.
Can you fix black mould?
Surface mould can sometimes be cleaned, but if it has penetrated the Gyprock core, it must be cut out. Painting over deep mould is dangerous. We cut out the infected section and replace it.

Process

Is the repair process messy?
Sanding plaster is dusty, but we treat your home like our own. We use extensive plastic drop sheets to cover your furniture and floors, and clean up thoroughly after the job.
Is painting included?
Our quote covers the structural repair, flushing, and sanding to a smooth "paint-ready" finish. We are specialist ceiling fixers, not painters.
